AirDNA moves into short-term rental property management arena with Uplisting acquisition


Short-term rental data provider AirDNA
is getting into the property management business with the acquisition of Uplisting.
Financial terms of the acquisition are not being disclosed.

Founded in 2018, New York-based
Uplisting offers property management and channel management software for short-term
rentals. The solutions enable property managers and owners to manage bookings,
message guests and automate functions across sites including Airbnb, Vrbo and
Booking.com. The startup reported it processed bookings estimated at $400
million in 2023.

In announcing the acquisition, AirDNA
said it marks a “pivotal leap in AirDNA’s mission
to provide a comprehensive, one-stop solution for those investing in and
operating short-term rental properties.” Uplisting founder Vincent Breslin will
remain involved as a founder and advisor.

“Merging
Uplisting’s first-class property management tools with our unparalleled market
insights will create holistic, tailored solutions for all STR stakeholders,
from aspiring hosts to large professional managers,” said Demi Horvat, CEO of
AirDNA.

“This
integration equips users with robust tools for every step on their journey,
from research and investment to setup and ongoing optimization of their
properties.”

Along
with the acquisition, AirDNA is launching a new dynamic pricing feature that
syncs its “Smart Rates” pricing tool to Airbnb.

Pricing makes it easier for busy STR hosts to set their rates by automatically
analyzing market and competitor trends,” Horvat said. “This ensures the best prices are
delivered in real-time to their Airbnb listings, eliminating guesswork and
manual adjustments. With our focus on building easy-to-use tools for hosts and
Uplisting’s comprehensive suite for bookings, operations, guest communication
and beyond, we’re bringing professional tools within reach of everyone.”

In July AirDNA
acquired Arrivalist
and has since integrated Arrivalist’s location
intelligence platform into its suite of solutions. In early 2022,
private equity firm Alpine Investors acquired AirDNA
 for an undisclosed amount. The company now
sits within Predictis – Alpine’s platform for data software businesses across
multiple verticals.
